Condo Transactions, Simplified

Too many condo deals fall apart at the finish line. That ends here.

Listing agents and buying agents can now have a condo reviewed and pre-approved before the contract is ever executed.

The Problem

For Listing Agents

  • A loan denial days before closing
  • Marketing to the wrong pool of buyers
  • No clear way to know which offer to accept

The Problem

For Buying Agents

  • Guesswork when structuring the offer
  • Not knowing which condos are safe to show
  • Letting the buyer down and losing the transaction

The Solution

We will review:

HOA’s Financials
HOA’s Master Insurance
Building Inspection
Litigation (if applicable)

All before contract execution

Most failed condo transactions can be prevented at the listing presentation

How to list and sell condos effectively

When you list a condo, you’re selling two things: the interior space and the association.

Interior space
The unit itself is what draws buyers in and drives the value of the condominium.

Association
Knowing whether the association is financeable is critical to marketing the condo effectively and keeping the transaction on track.

Start Your Condo Review

Here’s what we ask for at the listing presentation:

  • The most recent year’s budget and balance sheet
  • Copies of the certificates of insurance
  • Confirm whether the HOA is party to any pending or active litigation
  • Confirm whether any special assessments are current or planned
  • Confirm whether any unit owners are 60 days or more delinquent on regular or special assessments
  • Confirm whether the HOA has completed its SB-326 inspection within the past three years
  • Confirm how many units are owner occupied
