Once you’re preapproved, we’ll send your custom PGS Approval Package. This includes your official preapproval letter, loan options, and next-step checklist. We’ll review it together so you know exactly what to expect and how to position your offer with confidence.

Now comes the fun part: finding your new home! You’ll work with your real estate agent to tour properties and compare options that fit your approved price range. We’ll stay on standby so when you find “the one,” your financing is ready to move fast.

Once your offer is accepted, it’s go time. We’ll lock in your interest rate (if you haven’t already), order the appraisal, and collect any final documents we need. Our team coordinates with your agent and escrow officer to keep everything running smoothly.

This is where our in-house underwriter reviews and verifies your loan file. They’ll confirm that all income, credit, and property details meet lending guidelines. If we need anything additional, we’ll reach out quickly to keep the process on track.

After your loan is approved, you’re ready to sign your final loan documents. Review them carefully to confirm your rate, loan terms, and property information are accurate. Also, verify that the name and address on the loan documents are accurate. The signing normally takes place in front of a notary public.

Once the loan funds and the sale records, the home is officially yours. Your agent will hand you the keys, and we’ll celebrate right alongside you. Welcome home!
